- Deposit: Successful bidder shall deposit 15% irrevocable earnest money on auction day, with the balance due in certified funds upon closing on or before October 18, 2025.
- Contingencies: Sold without buyer contingency of any kind. Have financial arrangements secured prior to bidding.
- Title: Marketable title conveyance by Warranty Deed, subject to any easements, restrictions, and reservations of record. A policy of title insurance will be furnished and is available for your inspection prior to the auction.
- Taxes: 2025 taxes and prior years' taxes will be paid by the seller. See Purchase Agreement for complete details. 2025 taxes will be prorated to date of closing.
- Inspection: Property sold “As-Is”. Inspect the property to the extent deemed necessary, both on and off-premises, and rely on your own judgment when bidding.
